This Month’s Topics & Speakers
Secrets to Spotting a Real Property ‘Bargain’
Property investing is about the only kind of investing where you can immediately make money simply by signing a piece of paper… While it sounds almost too good to be true, it’s possible to buy a property ‘under market value’ and get instant equity on the purchase – potentially enough to repay your deposit right away!
But how can you tell whether you’re really buying a property at a ‘discount’, in order to separate a true ‘bargain’ from a bad deal?
Highly experienced property investor and mentor Simon Buckingham has bought dozens of properties over the years, securing many below-market deals with literally tens of thousands of dollars in instant equity. We’re thrilled to have Simon join us to offer his personal tips and techniques for assessing the value of a property prior to purchase, so you’ll know the ‘property bargain of the year’ when you see it!
Trips and traps you MUST know for Property Inspections
What do you need to know about getting an inspection done before you purchase your prospective home or investment property?
Dennis and Loui will tell you about the ins and outs of pre-purchase structural and pest property inspections. Pre-purchase inspections can save you hundreds of thousands of dollars in the buying process and can potentially save you from purchasing the Money Pit that all investors dread.
Dennis and Loui will discuss the most common issues found in homes prior to purchase and indicate which ones should be a deal breaker and what to keep an eye out for to avoid more costly repairs or maintenance later on down the track.
While an astute and experienced buyer can often see some of the items that turn up in a building or pest inspection, often buyers simply do not get enough time at a property to really look closely and nearly never take the time to go up into the internal roof space to check for structural issues or under the home to look for signs of timber pest activity.
A pre-purchase property inspector can often advise on money saving tips as well such as the level of insulation in the internal roof space and whether or not it is adequate. The ceiling is the greatest risk for warm air escaping your home in the cool winter months as you heat your home. You don’t want it simply escaping through the ceiling!
