There’s a form of property developing that is highly under-utilized yet very profitable and that every investor should know about. This is land subdivisions.
From a single land subdivision deal you can make over $100,000 profit (and this is a small deal). Or from the bigger ones, the profits are much higher. And now is a great time to do these projects across a range of markets nationwide.
Because if you haven’t noticed, the Eastern seaboard property markets in Australia are currently in boom.
Part of the reason for this is that interest rates are historically low, making finance cheap (often the biggest cost of an investing or developing project).
And while Australians have an almost insatiable appetite for property, there’s a scarcity of land around that can be built on, making this market a great one to make money as a developer (doing land subdivisions).
Land subdividing is a specialized area of investing, and it comes with a series of ‘hacks’ and tricks that can be used to get incredible leverage with low risk and low (or no) money in the deal (by instead using finance and joint venture partners). About this month’s speaker – Phil Colley
Phil has been in business for over 25 years and in the property industry for over 15 of them. Coming from a financial planning background Phil was involved in the financial planning industry for over 10 years where he held a Diploma in Financial Planning. He is director of Colley Investments Pty Ltd, where he is involved with developments, property improvement, consulting and Joint Ventures.
With a Certificate 4 in Project Management, over the years Phil’s company has been involved with property projects with an end value in excess of $100,000,000. He has also been involved in projects with a variety of Joint Venture Partners – these include land owners, developers, investors and people wanting to expand their understanding.
One of Phil’s goals is to work with people and help them reach a greater level of understanding and potential through proper processes, minimising risk, and smarter investments when it comes to using money and resources.
